What is planning and zoning?

Planning is the process of developing and coordinating land use in order to guide how and where people live, work, and play. It creates a blueprint for development to create cities and towns that are functional and convenient.

Zoning is the regulated division of land into various zones within which various uses are permitted. Zoning districts are created to keep compatible uses together and provide an enforceable code for how land and buildings are used.

The NKC Planning Application is used when an applicant wishes to develop or change the current use of a parcel within North Kansas City. This includes land use, land subdivision, site development, master planned developments, zoning variance, and more. 

Chapter 17.08 of the North Kansas City Code of Ordinance provides guidance as to under which circumstances a public hearing will be required.

By viewing both the interactive zoning map and the intent set out in the zoning code, an individual should be able to determine if their project or business is suitable use for a specific address in the City.
